The Best Month For Selling
During the last four years there haven’t been many positive property market reports, you may see one article saying prices have dropped one month and the people who say it then say prices have risen the next month. I prefer to take a year on year perspective, January on January, February on February etc, so with this in mind I am delighted to say that the number of property sales in Upper Hutt has risen again. There were 52 property sales in October 2011 compared with 32 in October 2010.
This trend has carried on all the way through 2011 and as it stands today there are 578 sales year to date in our lovely city compared with 448 at the same time last year. While this is great news for the market place, it has to be remembered that there are approximately 500 properties for sale currently in Upper Hutt, with only 52 sales in October. That is an extremely large percentage of properties still available.
As we are in the “selling season” I would expect the number of sales in November and December to increase and that would just follow recent yearly trends. Indeed I often talk about the optimum 5 months to sell, mid October – mid December and February, March and April, but the busiest selling month in the last 2 years was December 2010. To clarify, the quietest sales year in years had the busiest selling month. Sometimes I get the feeling with the property market that the more I learn, the less I know!
