The Upper Hutt real estate market: quiet but steady.

Hi folks,

It’s been a while since I last talked about the sales statistics for Upper Hutt so this is long overdue! Since November 1st there have been a steady number of listings coming to the market, there are now 310 properties on Open2View up from 285 in early October, there’s nothing unusual in that, it’s exactly the same thing that happens every year and also the reason more sales happen. Summer is on the way and people like the idea of being in a new home by Christmas.

Best sales month since last November

Hi folks,

It’s not often I’m surprised in Real Estate terms but the last couple of weeks have given me 2 huge surprises, the first in which a 4 bedroom freehold house in Central Upper Hutt in very tidy condition sold at $220,000. Someone got the best Real Estate bargain I have ever seen!!! And my career goes back to 1995 so it’s not like I’m a novice. Seriously, the best bargain EVER!

Some Great Things About Living in Upper Hutt

Hi folks,

After re reading my last column from 2 weeks ago, I realised that it could have sounded quite negative to some so, today, I thought I would balance it out with some positive news. In the last 2 weeks I have sold 3 properties and have 2 in negotiation, this isn’t meant to sound conceited but to point out that although the market is indeed considerably quieter than this time last year properties are still selling and good agents haven’t suddenly become duffers!

Houses Are Still Selling

Hi folks,

As regular readers know, I’m really not a fan of the LVR (Loan Value Restrictions), in fact I would go so far as to say it’s a ridiculous tool used in entirely the wrong way. Think using an LVR sledgehammer to crack an Auckland peanut where the market is on fire and prices have been rising rapidly.

Is There Life After LVR?

Hi folks,

I thought I would take the time for a look at the numbers in our local market as I haven’t discussed for some time. To my colleagues in Real Estate, look away now as this doesn’t make for pleasant reading! The sales statistics for March are now out and we can see a substantial difference in the number of transactions compared with 2013, the number of residential sales from 1st January to 31st March is 153, this figure is hugely down on the 224 from the corresponding period last year and the 182 in 2012.

Is This a Buyer’s Market?

Hi folks,

The sales statistics for January 2014 are now out and, to my fevered real estate mind, make for some very interesting reading. There were 36 Residential sales in Upper Hutt, down somewhat from 61 in January 2013 and with 366 properties for sale on Trade Me as of the 17th February the question has to asked, is this a buyer’s market?

Will Raising Deposits for First Time Buyers Help Anyone?

Hi folks,

Today I’m going to offer my thoughts on a current topic in the housing market that will affect both homebuyers and sellers alike. Higher deposits for first time buyers. The media is quite correct to say that the national median selling price is an at all time high, I have no complaints with that as it is factually true. However, what I would like to see is at least a tiny inspection as to why so that we can get an overall picture and not just a good soundbite, especially when a substantial part of the marketplace is about be penalised rather unfairly in my opinion.
