The New Year, New Home Syndrome
Hi folks,
As the New Year gets under way after the festivities of Christmas, more people decide to buy and sell property than at any other time of the year. In New Zealand unlike Europe, January is traditionally a very quiet month work wise as it is still school holidays, February however is a different matter. This is the time when people start to move in greater numbers, I like to think of it as “new year, new home syndrome” It’s not only Real Estate companies that get busy, recruitment consultants also increase work load as people tend to make life changes as a new year starts. So what does this mean for home owners?
Upper Hutt Sales Expectations
Hi folks,
Welcome to 2012, I hope that the holidays had a refreshing feel to them and that you have had a chance to charge your batteries. In my first musings of the year I was going to talk about the property market for Upper Hutt in 2011 and how it has compared with recent years, unfortunately I can’t do that as the sales statistics for December have not been finalised yet.
Thank You For a Great 2011, Vendors!
Hi folks,
Well I can’t believe it’s that time of year again! I’m sure it was Easter only last week. As they say time flies when you’re having fun so I must have had a fun time in 2011. This is my last column of the year and what a great year it has been, for me both professionally and personally and I hope in m y own small way that I have made it a great year for a good number of people.
The Best Month For Selling
Hi folks,
During the last four years there haven’t been many positive property market reports, you may see one article saying prices have dropped one month and the people who say it then say prices have risen the next month. I prefer to take a year on year perspective, January on January, February on February etc, so with this in mind I am delighted to say that the number of property sales in Upper Hutt has risen again. There were 52 property sales in October 2011 compared with 32 in October 2010.
Upper Hutt sales figures improve
Hi folks,
At the time of you reading this the result of the World Cup will be known and New Zealand will be either euphoric or in severe depression. As you may have guessed I’m writing this prior to the final and all I can say is "GO THE AB’S" I’m predicting a euphoric New Zealand for four more years to paraphrase George Gregan.
The Upper Hutt market is always evolving
Hi folks,
I haven’t discussed the property market directly in Upper Hutt for a while so as daylight saving is now here and spring is upon us it seems a good time to look at the year to date. As ever with the property market as soon as I think I have a handle on what’s happening everything changes!

Upper Hutt Market Update
Hi folks,
I thought it was time for a review of the property market in Upper Hutt having not done one for a while and yet again the sales statistics make for interesting reading. There are still very negative media reports about the property market almost everywhere in New Zealand with the possible exception of Auckland but you have to take into account a considerably larger population in Auckland that seems to be growing in contrast to much of the rest of the country.
Tommy's Top Agent!
Hi folks,
I haven’t done a market comparison for some time so thought I would give you an update on what’s happening in the Upper Hutt real estate market and surprisingly I’m going to start off with some good news. The start to 2011 in terms of numbers of sales is the best start for the last 3 years of recorded sales, in 2009 from January 1st to March 31st there were 164 sales, in 2010 for the same period there were 135, in 2011 there were 165 sales. These statistics would suggest more activity in the market place but when I add December’s sales (75) to the mix we have 4 months of increased sales, in fact the 2010 December total was the highest since 2006.
Meeting the Real Estate Market
Hi folks,
I have to confess that I barely remember Christmas, not because I over indulged on the hard stuff but because I have been so busy since the New Year with work appointments. So I was struggling to believe that there were only 34 sales in Upper Hutt in January, If pressed I would have guessed that the figure would have been nearer 50, but that’s why I wait for the actual sales statistics to be released so that I can take the guess work out of it.
Should you buy or wait?
Hi folks,
As this is my first column of the year I thought I would address the new years market, the people who are thinking they should move but are a little unsure. They may be nervous of market conditions or apprehensive of potential work changes. So the question is “Should you buy or wait?”
