The Upper Hutt market is picking up!

It’s brilliant to (finally) write that the Upper Hutt property market is picking up and is currently moving at a very good pace, particularly in the under $600,000 price range where the majority of Upper Hutt properties sit. It is especially great to say this in Winter, a traditionally quieter time of the year to sell.

The Auckland property boom is spreading

As we all know the Auckland real estate market is going gang busters, it’s pretty difficult to avoid as it seems it’s on the news nightly and a favourite topic on Talkback radio. It’s particularly difficult to listen to if you’re in the situation of selling your property in Upper Hutt for the same as you paid some years ago or even less as the case may be.

Properties are selling faster!

It’s nice to report some good news with the release of the latest sales figures from The Real Estate Institute NZ (REINZ). The number of sales in Upper Hutt is continuing to track much better than 2014.
First time buyers: help is on its way

It seems quite some time since I last wrote about the Upper Hutt residential market but as the most recent sales statistics are now out, it seems appropriate to look at them and see what’s happening in our fair city. The good news is that with April sales concluded we can see that the market is faring better than 2014. From January 1st to April 30th there were 30 sales more than the previous year, as good as this is, it is still 61 sales down on 2013, obviously the Loan Value Restrictions are still having an impact on our market.
Busiest sales month since March 2013!

The Real Estate Institute has just released the sales figures for March 2015 and while they are not in the same league as that foreign country Auckland they do make for some pleasant reading. The actual number of residential sales in Upper Hutt was 77, making this the busiest sales month since March 2013.

January & February have been brilliant!

When I write about the market, I do so armed with recent sales statistics so there can be no doubt about market changes, I can confidently say that there 46 residential sales in Upper Hutt in January 2015, this is up on the 36 sales in January 2014. I’m not going to manipulate the stats and say “wow a nearly 30% increase!” I’m simply going to point out that it is 10 sales up, which isn’t a lot when you consider there are 400 properties for sale in Upper Hutt.

Two businesses that really impressed me

As we all know time flies and as I get older it seems to fly much faster, I’m not sure if that’s due to a 21st century work lifestyle, always connected via phone to internet, emails and phone calls or it’s simply a sign of age. (Feel free to let me know) As regular readers know I write my musings every 2 weeks, a lot of the time it gets repetitive as there is only so much I can write about our local market and trends and the reality is that I’m heavily reliant on the sales stats from REINZ coming through which they won’t until the end of this week, 2 days after you see this in The Leader.
