The median sale price rollercoaster

2019 real estate figures

Hi folks,

These are my final musings for 2019 so I thought a brief recap of the year in real estate for Upper Hutt would be quite timely. At the time of writing this, the November sales haven’t been released so I’ve only got January to October to comment on.

The best-selling months are coming

gvs are up

Hi folks,

With the holiday season behind us there will be a number of home owners looking to take advantage of an active real estate market over the coming months. Historically, January, February and March have been some of the best-selling months for residential real estate and we see no reason why this year will be any different.

The stats don't tell the whole story

upper hutt sky

Hi folks,

I thought it was time for an update on what’s been happening in our wonderful world of Upper Hutt Real Estate as it’s been a short while since I did. October showed a jump in sales to 62 dwellings, well up on the previous month but down from 72 in October 2017.

Interpreting the real estate Stats of winter

Hi folks,

I’m writing this on a particularly wet and miserable day and I’m counting down the days to daylight saving and brighter evenings (Only 35 to go). Winter on the whole hasn’t been bad for the weather but it has been good for real estate sales with the average number of days for a sale being 28 which is pretty good historically.

What a great 2017! A big "Thank You" to all my vendors and colleagues.

20171201 Martin Street

Hi folks,

This will be my last comment for the year regarding real estate in Upper Hutt and what a great year it’s been for me personally culminating in winning The Margo McCauley Memorial Trophy also known as The Tommy’s Supreme Agent Award. The market has been solid, the number of sales is well down on last year due to another year of Loan Value Restrictions but due to historically low levels of stock prices have more than held their own and increased in most areas and we no longer have to have conversations around negative equity! Unfortunately at the time of writing the stats are not yet out for November

How do LVR changes affect Upper Hutt real estate?

upper hutt where everythings included

Hi folks,

Finally the Reserve bank is easing the Loan Value Restrictions (LVRs) after being put in place originally in October 2013. They were designed to take the heat of a fast rising real estate market, unfortunately it was only fast rising in Auckland. They were relaxed at the end of 2014 and reinstated in October 2016.

Asking Prices Remain Static

airbnb vs traditional rental

Kiwis now have more choice when it comes to buying a home. An increase in new listings, coupled with static prices indicates the property market is back on track, says spokesperson Vanessa Taylor.
