Signs of growth in our local market!

The latest sales statistics are out for Upper Hutt and there are some positive signs of growth in our local market!
June 2015 showed 70 residential sales which is a considerable leap from the 40 of June 2014. This has a led to significant increase on the first 6 months of the year compared with last year. As at end June we are tracking 65 sales better with an increased median price from $305,000 to $335,000.
Having said that unlike the media stories of the last week I don’t believe that prices have risen 10% in the last 12 months, rather the breakdown of sales shows more expensive properties selling compared with last year. When discussing the median price in recent times I have used the comparison of 2 months last year. In September 2014 the median sales price in Upper Hutt was $297,000 and in October it was $342,000. Let’s be honest, does anyone believe that prices of property in Upper Hutt grew $45,000 in one month. Obviously not but is shows the importance of not getting carried away with everything reported.
In my opinion the market in Upper is “steady as she goes” with prices stable with a good balance between buyers and listings. If you have any questions regarding the market and sales I’m happy to show the latest reports and breakdowns, this can be good information if you are thinking of selling.
